Your spouse’s debt… does it count? 👀 It depends

This is one of the most misunderstood things I see when couples are trying to buy a home together 👇
Here’s how it actually works:
🏡 Community Property States (CA, TX, AZ, NV, WA, ID, NM, WI, AK*)
 • FHA loan? ✅ Your spouse’s debt MUST be counted — even if they’re not on the loan
 • Conventional loan? ❌ Spouse’s debt does NOT count if they’re not on the loan
🗺️ Non-Community Property States
 • Doesn’t matter if it’s FHA or Conventional — spouse’s debt is never factored in unless they’re a borrower
Why does this matter? Because it can be the difference between qualifying and not qualifying 🙌
So before you assume you can’t buy because of your partner’s car payment or student loans — let’s actually run the numbers. It might not be the problem you think it is.
