VA appraisals aren't the problem

Let's clear something up everybody. 🏡🇺🇸
"Don't take the VA offer, the appraisal is a nightmare." I hear it every week, and it's just not true.
Here's what actually happens with a VA appraisal:
✅ Same basic job as a conventional or FHA appraisal: a licensed appraiser comparing the home to recent sales nearby✅ Minimum Property Requirements are about safe, sound, and sanitary. FHA has its own version, and plenty of conventional deals get condition flags too✅ The appraiser is assigned by the VA from a local panel, so you get someone who actually knows the market
Now the part nobody talks about: the Tidewater process. 🌊
If a VA appraiser thinks the value is going to come in below the contract price, they have to give the designated point of contact (often the listing agent) a heads up BEFORE the report is finalized. That opens a 2 business day window to send over comparable sales and any other info that supports the price.
Conventional and FHA? You usually find out after the report lands, and then you're stuck filing a reconsideration of value and hoping for the best.
So with VA, you get a chance to fix the problem before it becomes a problem. Tell me again how that's worse. 😏
Listing agents: don't pass on the VA buyer. Our veterans earned this benefit, and the appraisal process gives you more say than most loan types do.
